One island, every era of pipe
North of Lincoln Road the island changes character every few blocks. Along Collins through Mid-Beach are the resort-era condo towers from the 1950s and 1960s — shared risers, water heaters in closets sized for one specific tank, association rules about when the building water can go off. In North Beach and on Normandy Isle the stock is smaller and older: MiMo apartment buildings and two-story walk-ups, many still on their original galvanized supply and cast-iron drains, often with one water heater serving several units. On the Venetian, Sunset and Indian Creek side it is single-family houses on the water, with seawalls, dock hose bibs and irrigation on the same system as the house.
What all of it shares is salt and water. The water table here is close to the surface, king tides put salt water in the streets on the low blocks, and salt air eats fixtures, hose bibs and exposed fittings faster than it does inland. That changes the repair: we use materials that survive here, and when a sewer lateral under a low-lying lot has failed we tell you honestly whether it can be relined instead of dug, because digging on this island means hitting water.
Being based on the island matters more than it sounds. No causeway between us and you means a leak call at 2 a.m. is a short drive, not a trip across the bay, and it means we already know which buildings need a front-desk call first.

We measure the closet, match the replacement to it and the building's rules, handle the pan and shutoffs, and take the old tank out the way the building wants it taken out.
