Plumber in Rio Vista
A 1920s house with a 2015 kitchen and 1926 pipe between them, a riverfront lot where the main runs somewhere under a hundred feet of landscaping, a new build next door that has its own list — Rio Vista is three eras on one street. We work out which one you're standing on first.

A 1920s neighborhood that keeps rebuilding
Rio Vista was platted in the 1920s on the south bank of the New River, and the bones of that era are still here: wide lots, deep setbacks, mature canopy along Ponce de Leon Drive and the streets running down to the water. What sits on the lots is another matter. Original Mediterranean and frame houses, 1950s and 60s infill, heavy renovations from every decade since, and new construction on lots that were cleared last year — sometimes all four within a block. The plumbing follows the same pattern, which is why the first useful thing we do here is establish what's actually in your walls and under your slab before anyone quotes a repair.
In the older houses the failures are the ones age produces: galvanized supply that has closed up until the far end of the house barely runs, cast iron under the slab that has scaled and bellied, a sewer lateral with roots in its joints, and the joints where a renovation tied new work onto tired pipe. On riverfront and near-river lots the ground stays wet and the runs are long, so locating matters more than anywhere else — cutting into a hundred feet of finished landscaping to go looking is not a plan, and we don't work that way.
The new and heavily rebuilt houses bring a different list: multiple bathrooms drawing at once, hot water that has to reach a wing at the far end of the house, recirculation that was never balanced, and fixtures selected for looks rather than for what the supply behind them can deliver. Those are solvable, but the answer is usually about sizing and layout rather than about swapping a part.
Every visit starts the same way: a plumber comes out for a flat $175, finds the actual problem, and gives you the complete price before a single part is touched. You pay when the work is done. No billing.
How we get to Rio Vista
We're based at 1000 Fifth Street on South Beach. Rio Vista sits just south of the New River off Federal Highway.
- About 35 minutes — Julia Tuttle Causeway to I-195, I-95 north to Davie Boulevard, east to Federal Highway and into the Rio Vista streets.
- We identify before we price — Three eras of pipe share these blocks. We find out which one your house has before quoting anything.
- Located, not excavated — Leaks and line breaks are located with equipment first, so landscaping, drives and decks stay intact wherever the repair allows.
- Same-day for urgent jobs — Active leaks, no-water calls and sewer backups are targeted same day. True emergencies jump the line, day or night.
Not sure you're in range? Call or request a callback — if we can't get to you fast, we'll tell you straight.

Renovated baths tied onto old lines, failed cartridges, and behind-the-wall leaks found before the tile comes off.
Rio Vista plumbing questions
Usually a seam. The renovated section is modern, the rest of the house is whatever was original, and the failure is at the joint where the two met. That's not bad workmanship so much as the nature of partial work. We identify the materials and the condition on both sides of that seam for the flat $175, then price the repair and tell you whether the older run has enough life left to be worth keeping.
In normal traffic about 35 minutes: Julia Tuttle Causeway to I-195, I-95 north to Davie Boulevard, then east to Federal Highway. Active leaks, no-water calls and sewer backups are targeted same day, and true emergencies jump the line around the clock.
Every visit starts with a flat $175 diagnosis. A plumber comes out, finds the actual problem, and gives you the complete, exact price before any work begins. You approve it first and pay on completion. We don't quote real repairs sight-unseen over the phone.
Often not. These are long laterals under mature landscaping, so we camera the line first and find out exactly where the defect is. Where the pipe's condition allows it, the repair can be made from limited access points instead of a trench across the lot. When a line is too far gone for that, we'll say so plainly and show you why rather than starting one way and changing the price halfway.
Yes, and it's usually not the water heater's fault. On a big house the distance from the tank to the far bathroom is the problem, and the fixes are about layout: a recirculation loop set up and balanced properly, or a second heater placed near the fixtures that actually need it. We'll measure the runs and tell you which one your house justifies, with the price attached to each.
